Welcome, my name is Karen Herrmann, and I have been working in law offices for over 35 years.
For the past 17 years, I have worked exclusively in Conveyancing, becoming a qualified Conveyancer in 2016 and obtaining my Conveyancing Licence on 31 January 2017.
With my extensive experience in New South Wales conveyancing, I can help you in your sale or purchase of the real estate, whether it be land, houses, commercial properties or rural properties.
I started State Conveyancing NSW in 2020 and began working from home. The business grew quickly and I have now opened an office and employed two staff members who assist in providing the personalised and efficient conveyancing service that I set out to offer when I began.
Certified Practising Conveyance Licence No 05007491.
Listing Your Property For Sale
When you intend to list your property for sale, you will need a contract to be written up.
We will prepare your listing contract, including obtaining all of the prescribed documents required to be attached.
When Your Property Sells
We will finalise your sale once your property has been sold, including liaising with your bank to discharge any mortgage.
We will ensure to keep you updated on the process of your transaction and will always act to protect your best interests.
When You Have Found A Property To Purchase
When you have found a property you would like to purchase, Karen will explain the contract and ensure that any changes are made as required.
We will also discuss your pre-purchase inspection reports, explain mortgage documents, and will arrange to apply for all searches and inquiries required to ensure that your property is transferred to you free of any encumbrances.
We are an Australian boutique conveyancing practise offering a comprehensive range of services to both buyers and sellers in New South Wales. As our client, we will provide you with personalised, reliable service. For more information, send us an email or contact us via message.
Licensed conveyancers are part of a network that supports and aims to continuously raise the standard of conveyancing practices. As a certified conveyancer, Karen frequently engages with this support network, helping to facilitate effective and efficient conveyancing practices. The access ensures she remains abreast of the latest industry news, trends, legal updates, educational requirements, seminars and programmes, alongside relevant tools for quality service delivery.
We can help you draft the contract to list your property. This contract notes amongst others, the title and conditions of sale, and must be accompanied by the ‘prescribed documents’ per legal requirements. Ensuring this step is done correctly is integral to the process as missing information here could lead to a purchaser being able to pull out of the agreement without any penalty.
There’s a lot that goes into selling a property, and it can all seem rather daunting. Our services take the guesswork out of this process; as such, we cover all aspects of selling your property. We can assist you with the contract for the sale of land, real estate agency and agency agreements, the exchange of contracts once sold, and the finalisation of the sale.
Services for purchasers. As with selling your property, there are a few similarities when it comes to purchasing a property, although the process or requirements may differ. As the purchaser, you can access the contract of sale, need to do a pre-purchase inspection and require finance before the exchange of contracts and finalisation of purchase. Our services ensure you are protected and given the best advice every step of the way before you commit.
There are many aspects to consider when selecting a conveyancer, one of them being if they are certified. This is closely followed by the type of services a conveyancer provides and how confident you are in their skills, processes and experience.
You are assured of a cohesive and salient conveyancing process with Karen as your practitioner. Every transaction is overseen by Karen to ensure you get optimal service and are kept up to date throughout the process.
Karen possesses over 17 years of experience exclusively in conveyancing. Having worked in law offices for more than 35 years, she knew that her passion was in helping people make their dreams a reality. Whether it be creating a home, opening a retail shop or growing a business, for Karen, in a structured legal framework, conveyancing enabled her to make this happen.
We believe in quality service. As a conveyancer, Karen ensures the service provided is relevant, practical and valuable. Hence, each venture is seen as a unique project with varying requirements and is assessed accordingly.
